Two new apartment buildings now stand a short walk apart on Prospect Street in downtown Hudsonville. Prospect Flats, at 3233 Prospect St., opened its 41 units in July 2025, according to Crain's Grand Rapids Business. Terra Station is a $32.5 million project at 3302 Prospect St. It has been releasing its 141 apartments one building at a time, and MLive reported that the last units were expected this fall.
Both buildings are rentals, and so is most of the other new housing opening in and around Hudsonville. If you're comparing Grand Rapids suburbs, that changes what the town's growth means for you. The new homes make it easier to live in Hudsonville while you look, and they leave the price of owning roughly where it was.
Count the keys, then count the deeds
Here is the housing that has opened, is leasing, or has been approved in and next to the city since 2025:
| Project | Location | Size | Rent or own | Where it stands |
|---|---|---|---|---|
| Prospect Flats | 3233 Prospect St., downtown | 41 units | Rent | Opened July 2025 |
| Terra Station | 3302 Prospect St. and 5400 School Ave., downtown | 141 apartments | Rent | Taking applications; final units expected fall 2026 |
| Landings at Rush Creek | 6365 Balsam Dr. | 84 one-bedroom townhomes | Rent | Listings show availability in late January 2027 |
| KMF project at 44th St. and 8th Ave. | Georgetown Township | 27 to 29 units plus two commercial buildings | Rent | Completion expected early 2027 |
| Wooded Way Townhomes | 3662 Highland Dr. | 30 units | Own | Planning Commission approved; county and state reviews still pending |
That's roughly 290 rental units and 30 homes for sale, and the 30 for-sale homes can't be built until the county and state reviews are done.
The KMF project shows up with two different counts. FOX 17 described it as an $11 million development with 29 market-rate rentals on a 12-acre site. Georgetown Township adopted the plan on December 8, 2025, and its PUD packet for the 44th St. and 8th Ave. site calls for 27 units in multiple-family buildings. Either way, it's rental housing.
Landings at Rush Creek offers something newer in this market: one-bedroom townhomes with attached garages. The Ottawa County Board of Commissioners backed a brownfield TIF plan for the project, and 12 of the 84 units are reserved for income-qualified households.
What a lease costs on Prospect Street right now
The advertised prices let you measure the rental side directly. These were posted in mid-October 2026 and can change week to week:
- Prospect Flats: a one-bedroom at $1,550 and a two-bedroom at $1,895. Those units become available in November 2026 and January 2027, not immediately.
- Terra Station: every two-bedroom at $1,775 with one month free, and a one-month rent credit after move-in on one-bedrooms. The property's FAQ lists a $100 monthly charge for water and internet and says surface parking and trash are included in rent.
- Landings at Rush Creek: 712-square-foot one-bedroom townhomes at $1,595, available January 29, 2027.
When you compare these, the special offer matters more than the sticker price. If Terra Station's free month applies to a 12-month lease, it takes about $148 a month off the $1,775 asking rent. A building that's still filling its last units has a reason to offer that, and you have a reason to ask how long the offer lasts.
Terra Station has also brought new businesses downtown. MLive's August 2026 roundup reported that Legacy Winery & Spirits is open at 5400 School Ave., serving spirits, cocktails and mocktails while it reapplies as a winery. If you're thinking about renting downtown for a while, you'd be living next to that ground-floor retail.
Where the for-sale homes are being built
New homes for sale in the Hudsonville area mostly come from builder subdivisions, and their starting prices sit well above what the rentals cost each month to get into.
On Spring Grove, near Riley Street and 16th Avenue, Bosgraaf Homes listed a starting price of $466,900 in September. Eastbrook Homes lists Spring Grove Village from $516,000 with a few home sites left. Its move-in-ready homes on Round Barn Drive are listed at $714,900 and $749,900.
Lowing Woods, north of Taylor Street in Georgetown Township, is the largest for-sale project nearby. Eastbrook lists plans there from $429,000 to $874,900, ranging from 1,097 to 2,935 square feet. The township's December 8, 2025 board packet includes a resolution approving a revised plan for the development. The revision cuts the total from 829 units to 782 and mixes detached homes, townhomes, ranch condos, villas and terrace units, with a second pool and a dog park. Lowing Woods will add a lot of owner-occupied housing, but it will arrive in phases over years, and the cheapest plan is listed at $429,000.
Georgetown Township's own planning commissioners have said the same thing about prices. Their minutes record a view that single-family homes were selling for $400,000 or more and townhomes started around $400,000.
The one smaller for-sale project in the city went the other way from most new housing. Creekside Companies' Wooded Way Townhomes at 3662 Highland Drive was first proposed as rentals and was changed to entirely owner-occupied homes. The current plan has 30 units on 8.3 acres: four single-family lots plus duplex and townhome buildings. FOX 17 reported the Planning Commission's 6–2 approval in June. The plan includes room for a public pathway connecting New Holland Street to Highland Drive, and county and state reviews still have to happen before construction starts. No prices have been published yet.
The county numbers point both ways, and the rentals sit outside them
Ottawa County's existing-home market shows the same split. The West Michigan Lakeshore Association of REALTORS® reported on October 2 that in September 2026, Ottawa County had:
- 481 active listings, up 22% from September 2025
- 211 closed sales, down 24%
- A median sale price of $430,000, up 6.1%
- Homes on the market an average of 30 days, up 3.4%
So in September there were more homes to choose from, fewer sales, and a higher median price. The same release cites Freddie Mac's national average mortgage rate of 7.28% on October 1, 2026, compared with 6.34% a year earlier. When rates jump nearly a full point, fewer people can make the monthly payment work, which is consistent with listings piling up while closings fall. The median still rose, which suggests the homes that do sell are selling near their asking prices.
The rentals sit outside all of this. The roughly 290 new rental units don't count as listings and never become closings, so they can't push the for-sale median down. What they change is how long you can afford to wait. A family relocating to West Michigan can now rent a new two-bedroom downtown and shop the resale market in a county with more choices than it has had in a while, without signing a purchase agreement on a deadline.
These numbers cover all of Ottawa County, not just Hudsonville. Its median includes lakeshore and rural sales alongside Hudsonville and Georgetown Township, so treat the direction of each number as more reliable than the exact figure when you apply it to one ZIP code.
Reading Hudsonville listings with the split in mind
If you're comparing Hudsonville with Grandville, Byron Center or Allendale this fall, a few details from above can change how you read a listing:
- City or township. Spring Grove, Lowing Woods and the 44th and 8th project fall under different local governments than downtown. Look up the actual jurisdiction on the parcel record, not just the mailing address.
- New construction or resale. A starting price from a builder is the cost of a base plan. The move-in-ready homes on Round Barn Drive show how far finished new homes can run above that starting price.
- Rent specials. Ask how long a promotion lasts and what the monthly fees cover. At Terra Station, water and internet add $100 a month to rent.
- Approval status. A planning commission vote is one step. Wooded Way still needs county and state reviews, and Lowing Woods will be built in phases over time.
Quick questions
Is Terra Station finished? It was scheduled to finish this fall, with buildings opening in phases. Its leasing site is taking applications, and the distillery on the ground floor is open.
Are any of the new rentals income-restricted? At Landings at Rush Creek, 12 of the 84 townhomes are reserved for income-qualified households under the plan the county supported. The KMF project at 44th and 8th was reported as market-rate.
When will Wooded Way homes be available to buy? No date or price has been published. The project still needs county and state environmental reviews before construction can begin.
